Where physical staging wins
Buyers judge a home in person as well as online. Furnished rooms at the inspection show scale and flow in a way empty rooms can't, and there is nothing to disclose because the furniture is really there. For premium homes, where the vendor will pay for the full presentation, physical styling is hard to beat.
The cost is the trade-off. Hire, delivery, styling and pick-up typically add up to $2,000 to $5,000, and longer campaigns can mean longer hire.
Where virtual staging wins
Most buyers meet a property online first, and an empty room is hard to read in a photo. Virtual staging gives every listing photo a sense of scale and use, for a small part of the cost of styling and in minutes instead of days. It suits vacant homes, deceased estates, rentals and investor stock, where styling isn't in the budget.
The trade-off is the inspection. Buyers will walk into empty rooms, so the photos must show the real rooms honestly and be labelled as staged.
Using both
Some campaigns style the main living areas physically and stage the remaining bedrooms, the study or the courtyard virtually. That keeps the inspection strong where buyers spend the most time, and still shows every room furnished online.
Be upfront with buyers
A staged photo should change only the furniture. Keep walls, windows, views and fixtures as they are, and label staged photos clearly. Read virtual staging rules in Australia before you publish.
Where ListingSight fits
ListingSight is AI virtual staging for Australian agents. It keeps the walls, windows, floors, light and camera angle of each photo, and adds furniture in one contemporary Australian look that you can steer with a short note. Each property also gets a listing description, a floor plan and elevation, and a brochure PDF. See pricing or compare costs in detail.
Questions
- What is the difference between virtual staging and physical staging?
- Physical staging hires real furniture and a stylist. It helps at inspections but costs thousands and takes days to arrange. Virtual staging changes only the photos. It costs far less and takes minutes, but buyers will see empty rooms when they inspect.
- What is the difference between virtual staging and 3D renders?
- Virtual staging adds furniture to real photos of an existing home. 3D renders are computer-made scenes built from plans, often for off-the-plan sales. For an established home, staging is faster and cheaper because it starts from the photos buyers will compare at inspection.
- Can you virtually stage furnished rooms?
- ListingSight is made for photos of empty rooms. Results on rooms that already have furniture are less predictable, so photograph the rooms empty where you can.
